Launched in October 2012, the Portugal Golden Residency Permit Programme, as it often referred to, is offered in accordance with specifications of the Portuguese Foreign Affairs Ministry through the Trade and Investment Agency and the Department of Consular Affairs.
Aimed at attracting foreign property investors, the programme requires investments of either €350,000, in urban regeneration zones, or €500,000, in areas with more conventional properties. The Portuguese government also announced the option to make a €350,000 capital investment in a traded property fund as a means to applying for a Golden Visa in 2018. Given that investors run the risk of buying problem properties in the lower price range, it is expected that the fund based Golden Visa By Capital Investment option will becoming increasingly popular into 2019 and beyond.
For Golden Visa holders who don’t spend more than 180 days per year in Portugal, there is no tax applicable, outside of some nominal property taxes.
While the Portuguese investment visa programme is one of the most well known of its kind, there are a number of important limitations and nuances to be aware of.
